Two Ideas I Use To Sell My House Quickly

These days it takes creativity and skill to sell my house quickly when I'm buying and selling houses to make a living. Yes, I'm a real estate investor and I often buy houses to re-sell them to another buyer, usually the people who will be living in the house. I offer owner financing so that my buyers can move into their new house and buy it from me without having to go to a bank to borrow money. This saves everyone time and money in the closing process which means the house can sell quickly.

Having financing arranged for my buyers is only one of the things I do to sell my house quickly when that's my plan for a particular house. Another thing that works well for me is to offer the prospective buyers some help moving in. While that is not technically my responsibility as a seller, I find that having a moving truck available as part of the deal is often a great incentive to a buyer.

Most people would have to rent a truck or obligate their friends and family members on moving day, asking them to bring pickup trucks to load and move everything. When a moving truck is available for use in the local area it is a great convenience and the friends and family are usually pretty happy about it, too! More than once I've sold another house to people who heard about a friends' new house that came with its own moving truck, so they had to come see it for themselves. My moving truck sells houses for me!

Another simple, inexpensive idea that's worked for me is to send postcards to tenants living in apartment buildings and invite them to an open house in their area. I wait until I have a house nice and clean and ready to show to prospective buyers, and I time the postcard mailing so that tenants receive it just before the end of the month when they would need to give notice if they had plans to move the following month.

If they like my house for sale and qualify to buy it, I offer to pay their last month's rent for them so that they can move in right away if they'd like to do so. Usually they like that idea very much! Finding buyers this way helps me sell my house quickly and gets them into their new home quickly, too.
