I look at a lot of homes for sale, and some appeal to me for various reasons and some do not. But when a homeowner wants to sell a home fast they usually call me to give them an offer. Sometimes it works out for both of us, and the price and the time frame serve everybody's needs.

Sellers usually decide to list their homes with a real estate agent because it's the easy thing to do. But, when sellers have the motivation, the time and the knowledge to sell their home themselves I usually encourage them to do so. If a person has time in his or her schedule to market and show a home, that's a whole different situation than people who are working too many hours and don't have the time. Basically, you want to have what you need to do the best job for yourself, or just delegate that job to an agent.

Probably more people than not are too busy to take on an additional job these days, so I make the suggestion to go ahead and list with a real estate agent. However, I usually make another suggestion along with that one, and I have never heard an agent explain this particular information, so I make a point to share it with sellers myself. The little-known information involves the fact that there are several types of listing agreements you can sign to list your home.


The majority of listing agents don't even know what you are asking for if you tell them you'd like to sign a listing agreement that allows you to sell your own home without the obligation to pay a real estate commission. That's why you may have to provide a form drawn up by your own lawyer, or ask the brokerage firm if their lawyer would provide a different form for you to sign.

I'm talking about an Exclusive Agency Listing Agreement, which is quite different from the standard listing form, which is called an Exclusive Right-To-Sell Agreement. The significant difference between the two agreements is that in the former, the seller retains the right to sell the house without obligation to pay a real estate commission. That's correct , you retain the right to sell your home yourself, which is not the case with the Exclusive Right-To-Sell Agreement in which your listing agent is given the exclusive right to market and sell your home. When you sign an Exclusive Agency Listing Agreement your home is listed on the multiple listing service, but you can also market your home yourself when you want to sell a house fast. In a way, you have the best of both worlds.
