I've lost track of the number of homes I've sold online, but it's a lot. I buy and sell homes for a living, so it's been my top method of selling homes for years now, since the internet came on the scene. If you want to sell your home online you will need to think about the best way to advertise. Here's my list of suggestions to get you started:
1. Go to your favorite search engine and type in the name of your town, followed by "free classifieds" in order to get an idea of all the places you can list your home online free. Although some classified sites don't have real estate listings, most do, and most will have a category for you to list your home. Follow up on each website and post an ad to sell your home online.
2. Then do another search for the name of your town, followed by "online classified ads," and also try "online classifieds." This will provide you with additional forums where you may be required to pay a fee to post an ad for your home, but you can decide if the fee is worth it to you or not.
3. Once you have a list of places where you can advertise to sell your home online, sit down and write a nice, chatty, descriptive ad for your home. Don't worry how long it is, because you can always shorten it later. Just think about everything you would say if you were chatting to a friend halfway around the world, and describe your home in detail so your words create a mental snapshot of each room. Write the ad as though you are excited about it yourself, like the day you were purchasing the house, remember?
4. Now, look at the long, chatty description you've written and start to edit it. If you have a whole paragraph describing the kitchen cabinets, how they look, how they are partitioned inside, and how much they will hold, take your main points and turn them into a list. Leave out some of your connecting words and make a shorter paragraph listing the main points.
5. Then put your shorter paragraphs together into a coherent classified ad. Post your ad with your phone number if possible, and certainly with an email address so that interested buyers can reach you.
6. Get ready to show your home! The first thing you will need is a group of photos, because most people will ask for more photos before making an appointment to come look at your home. Set up an email that you can forward in reply each time you receive an inquiry about your home. Be sure to save all the email addresses in case you want to communicate with anyone in the future.
