At lunch last week I overheard a woman speaking to another woman in the booth next to mine. I wasn't eavesdropping, I was trying to eat. But their conversation was hard to ignore, so I thought I'd share it with you. One woman, obviously the homeowner, kept saying, "I just need to sell my home quickly. Can you help me?" And then the other woman, obviously a real estate agent, would reply calmly, answering the question a variety of different ways, none of them bringing the homeowner any real peace.
Of course I wanted to stand up and walk over to them and say, "Where is your home located, Ma'am, and how much do you want for it?" because that's what I do, I buy and sell houses. But instead I just sat quietly and ate my sandwich. That turned out to be a good choice because Mrs. Homeowner was not in a good mood that day and within a few minutes she slammed her purse on the table and announced that she was leaving since she didn't hear anything that could help her situation.
The real estate agent was so embarrassed. I felt bad for her, but I understood what was going on and I had genuine compassion. A real estate agent cannot guarantee you that your house will sell, not really. Some agents promise to buy your house if it isn't sold within so many days, but there are always escape clauses for that promise, I assure you. That particular customer, the homeowner who stormed out of the restaurant was looking for a guarantee that her house would sell, and nobody can give her a guarantee like that.
Whenever I have needed to sell a home quickly I looked around and realized that it was my own problem. Selling quickly is a situation that requires time and attention on the part of the homeowner, and hiring an agent doesn't make the situation any different, it just means you have help doing the job. It's really your own job to sell your home quickly. So, if you've never had the need to sell a home quickly then you may not need these suggestions, but if that day ever comes for you, remember:
Think fast and think hard about who might want to live in your neighborhood. Also, ask your neighbors if they know anyone who might want to live near them. Ask local business owners if any employees might need a home in the area. Another good idea is to talk to hairdressers because they talk to a lot of people everyday and they know who is going to be moving before the real estate agents know it!
To sell your home quickly you have to find a buyer, and you have to remember that finding that buyer is really your job, the most important job that needs to be done immediately.
