But that's because I have other systems in place to personally market and close my sales, and I have a team of assistants and professionals helping me. Naturally, most homeowners don't have a team at work unless they have hired an agent or an attorney. The best thing for most sellers is probably to go ahead and list their house on the multiple listing service, but also make efforts to conduct marketing activities for themselves as well. It truly takes the efforts of everyone involved to get a house publicized and sold these days. I'm sharing my ideas in this article because these are things that have been useful to me when I need to sell a house quick. I'm hoping they will be useful to you, too.


It's no secret that most buyers are shopping online for their new houses these days. Buyers who are working with an agent and expecting to see every available house in a certain price range and a specific area figure out that a lot of houses are for sale by owner and do not show up on the MLS. Since licensed agents are not guaranteed a commission on the houses for sale by owner it's possible that your perfect buyers will not hear about your house from their agent at all.

But they will see it on craigslist if you've posted there. Another scenario is that buyers working with their agent will give you a call when they see a For Sale sign in your yard. They may be driving by your house because the buyer saw your posting online and showed it to his or her agent. And the agent may be placing a phone call asking you if you will agree to pay a commission if these buyers make an offer. You'll want to consider this possibility long before the agent's phone call arrives. Be sure to price your house with an allowance to pay a real estate commission so that you won't lose buyers who simply prefer to work with their own agent.


So, post your classified ads online, listing your house for sale and giving all the details to attract buyers, and then make sure you have considered your response if an agent calls you and wants to know if you'll pay a commission. This is exactly what I do when I want to sell my house quick.
