Posting ads online has been my favorite method to sell my investment houses for the last few years. If you are thinking that you want to sell your house online then you will want to start by planning your advertising. Posting your house online means you will need some photos and some great ad copy. This list will help you get your process started, and hopefully inspire you, too.
The first thing you need to do is type your city, followed by "free classifieds" in the search engine you prefer. This search will provide you with plenty of places you can list your house online free, so investigate each link and then get ready to post your ad to sell your house online.
Follow this with another search for the name of your city followed by "online classified ads," and/or "online classifieds." Your searches will be giving you a lot of ideas, places where you can post an ad for free, or perhaps for a small fee. Generally, online classifieds are much cheaper than newspaper ads in print.
After you have collected several web addresses for posting ads to sell your house online, take a seat and write a long, descriptive ad for your house. Don't worry that it might be too long, you can edit it later. Just write down everything as though you're writing to a friend far away, describing your house so clearly that your words paint a mental portrait. Write the ad with the natural enthusiasm you had for your house when you first bought it. Believe me, your emotion will come through in the ad and it will work to attract a buyer for you.
After you've got several paragraphs written about your house, it's time to turn your writing into your ad text. Take your paragraphs and turn them into a list. Look at what you've written about the kitchen, for example, and begin to turn it into a list of main points. This process is easier if you simply begin by crossing out some of the connecting words so that what's left is the information you need to post.
Work through your paragraphs about your yard and your living room, and weave them together into an interesting ad. Maybe it won't interest everyone, but it will be very interesting to someone who is attracted to your house! Include your phone number and email address so your readers can contact you. Then save the ad to post after you have some great photos.
Take some digital photos, more than you intend to post in your ad, so that you have plenty of additional photos to email buyers who contact you for more information.
Have your photos attached to a draft email to forward when you receive requests for more information, and save the email addresses in case you want to communicate with anyone in the future. For example, you may want to contact interested buyers if you lower your price or decide to include the appliances in the purchase price. Emailing people who have contacted you first is not spam.
