The truth is that motivated buyers may not be working with real estate agents at all, and they may be looking for other houses, specifically houses that are not listed on the multiple listing service. Real estate investors and people who are motivated to move quickly for their own reasons are likely to be looking at ads online and talking to everyone they meet to discover houses that are not listed. It's very important that your house appears online in real estate classifieds.
That is the single most important action you can take to sell a house quick, and unfortunately, it is the one thing that may not have priority if you list with an agent. Historically, most agents believe that the multiple listing service is enough. My own experience has shown me that is no longer true. Should you decide to list your house with a real estate agent, make sure you retain the right to post it online yourself. Don't make the assumption that your agent will list it in classified ads online for you.
