Car dealers have parking lots full of cars, and they are buying and selling them everyday. Many real estate investors have an inventory of houses the same way car dealerships have an inventory of cars, and sometimes they ask me for any tips I am willing to share. So, I usually mention the following ideas I use personally to sell my house quickly when that is important to me.

My first tip is to think. Yes, before calling anyone or posting ads or anything at all, I sit down and take a few quiet moments to think about the house itself, and to remember why I purchased it in the first place. That's always an interesting exercise that puts me back into the right frame of mind for writing ads to post online and in newspaper classifieds.

A little time spent thinking can speed up the process when I want to sell my house quickly. And my second tip is to consider the most likely candidates instead of just posting your ads and hoping somebody comes along who might be interested. That's not the way to sell quickly. You have to see your house the way another person sees your house, and you have to write the classified ads to capture that person's attention.


Do you live in a good school district? Are you close to a shopping area or churches? These are the kinds of things that interest homeowners who are going to buy your house to live in it, or investors who may want to buy it as a rental. They can attract better tenants to a house in a good school district, for example.

My last tip is the best one of all as far as getting a fast sale. It may not bring the highest price on your property, but if a quick sale is more important to you than getting the highest dollar sale you will want to pay close attention to this idea now. Here it is - real estate investors often have signs in the yard of their homes for rent. Driving around various neighborhoods and seeing House For Rent signs in the yards you may even see the same phone number or the same sign on more than one house because it's practical for an investor to own and maintain more than once house in the same area.

Give that number a call and ask to speak to the own of the rental house, not to his or her assistant. Make sure you mention that you have a house in the neighborhood that's not on the multiple listing service. Investors love to have privileged information and if you have to leave your phone number with an assistant or on voicemail you will more than likely get a call back later.


Do not leave the address or price information in a message, wait until you get the investor in person to share those things. Thinking ahead and advertising to the best prospects, including other real estate investors has produced excellent results for me, it's how I sell my house quickly.
